A. General Regulations:

1. The minimum size of a mobile home park shall be three (3) acres. The maximum size shall be ten (10) acres.

2. Until specifically amended, only independent mobile homes are permitted in mobile home parks.

3. The mobile home park shall be built in a well drained site of not over seven percent (7%) grade and not subject to flooding.

B. Specific Regulations: The architectural committee, in its review of the application, shall be controlled by the following requirements:

1. The park shall have access to a public street or highway.

2. The park shall provide a common open area for exclusive use of the residents of the park of not less than six hundred (600) square feet per mobile home space. If playgrounds are provided within the common open area, such playgrounds shall be completely protected from automobile traffic.

3. The area devoted to each mobile home space shall be no less than two thousand seven hundred (2,700) square feet. No mobile home shall be parked closer than eighteen feet (18') to its nearest neighbor. All mobile homes shall be parked on a concrete slab of not less than four inches (4") thickness and at least fifteen feet (15') wide by forty feet (40') long.

4. Each mobile home space shall provide for six hundred (600) square feet of off street parking for each trailer space provided.

5. The applicants shall also show on the plan all entrances and exits to the park, driveways and walks, and the design and arrangement of all mobile home spaces.

6. All mobile home spaces shall abut upon a one-way surfaced driveway of not less than twenty eight feet (28') in width, which shall have unobstructed access to a public street or highway. Two-way traffic within the park shall require thirty six foot (36') wide surfaced streets. The posted speed limit shall be five (5) miles per hour.

7. Each mobile home park shall provide a storage building for each mobile home space of at least six feet by eight feet (6' x 8'). Construction of the storage facility must comply with the town's building code.

8. An underground electrical outlet complying with all applicable codes and supplying at least two hundred twenty (220) volts shall be provided for each mobile home space. (Ord. 4, Series 1970)
